Strata Management
Strata management encompasses the administration, legal, insurance and financial services, and the oversight of decision-making over the building’s maintenance and improvement.
An effective strata manager has their finger on the pulse. Keen planners, open communicators, and effective administrators, they see what’s ahead and keep everyone aware of the direction being taken.

Strata Company
A property with multiple owners isn’t a co-op; it’s a business coordinated by a legal entity: the strata company.
Multiple dwellings require rules and resolutions. When interests diverge, mediation, fairness and a dose of tact are needed to ensure peaceful coexistence or, better still, warm community.
Owners can be part of these decisions by participating at meetings and presenting possible changes to the building in the strata rules. The strata manager insures this process is non-partisan and independent.

Own or live in a strata?
Lots In Common is committed to taking the pressure off your shoulders by providing accurate advice and innovative growth strategies.
When you own a unit in a Strata development, your obligations will be different from those of a traditional landlord. A complex often has multiple owners; each with their own interests.
The day to day running of your Strata – its administration, finance, and legal commitments – all need consideration and management. To make the process more streamlined and fulfil legal requirements, a Strata Company is required.

Common questions, simple answers.
Below you will find answers to our most common questions we get asked about strata management, companies and our services.
What is strata management
Strata management involves the administration and coordination of matters related to joint-owned properties with common areas and facilities, such as unit complexes and apartments. The role in strata management also involves offering guidance and expertise on by-laws, regulation and legislation pertaining to common property concerns.
Who and what is a Strata Company?
A strata company is made up of the individual owners within a complex, through the shared ownership of common property. The common property may include areas such as outside walls of the building, the roofs, driveways, gardens, foyers, pools, gyms, lifts and much more.
What is a Council of Owners
The Council of Owners, usually referred to as the ‘Council’, are elected by the Strata Company at an annual general meeting, to act and make decisions on behalf of all the owners within the Strata scheme.
What are levies?
The strata levy is the amount that a lot owner needs to pay each quarter towards payment of the strata insurance premiums and for maintenance, repairs or renewal of the common property of the strata scheme. Quarterly levies will vary from scheme to scheme dependant on the amount of common property facilities.
Why do I pay levies?
There are three main types of levies:
- Administrative fund levies to cover daily running expenses like cleaning, gardening, electricity, annual insurance and general building, plumbing and electrical work.
- Reserve Fund levies to cover longer-term maintenance and repairs including things like painting, or unplanned major works like repairing concrete spalling or balconies.
- Special Levies to cover emergencies or unexpected expenses. Special levies are required from time to time, to fund either planned or unplanned major works if there is not sufficient money in the capital works fund to cover the costs.

This type of property is usually more advanced and requires the appropriate approach in the ongoing maintenance. Our close relationships with many property developers in Perth ensures Lots In Common is well-versed in the management of your building.

Brand New Complexes
Lots In Common collaborates and works alongside property developers, in the development of small to large buildings. This partnership ensures the proper management towards liveability and management of the building.
Our services extend from the initial consultation, working directly with the developer in the early stages, Defects Liability Period (DLP) management, right through to educating and ensuring new owners settle into their new home.
There are many benefits in an early-adopter approach to strata management, which ensures total focus on by-laws in function and how to enforce them.
